The new agreement will strip the GSEs of any profit from their operations and will accelerate the rate at which they are reducing their owned loan portfolios.
?During the 2008-2010 period, the GSE's and FHA were the only mortgage providers out there. The major banks had almost completely withdrawn from the market.
? ?(And speaking of FHA, 1 out of 6 FHA loans are delinquent. Which means another multi-billion dollar taxpayer bailout is in our future.)
? ?Going forward, government subsidies for the housing market will be shrunk (but not eliminated). This is putting pressure on the GSE's to unload inventory in the quickest way. This has led them into the arms of hedge funds and private equity firms.

Historically, they?ve sold them individually or in geographically dispersed packages, but since February, Fannie has been experimenting with selling homes in large volumes in Phoenix, Atlanta, Chicago, Florida, Los Angeles and Las Vegas. There are also reports of investors making significant buys in Florida. Bank of America is also experimenting with bulk sales. It?s likely that once the Fannie and Freddie programs are up and running, the servicers will copy their template with private label loans.

Restaurant Review: Lardo ? Art Wednesday

Perhaps one of the hottest days of the year wasn?t the best day to pick a restaurant with a gigantic disco ball furnace flaming away in the corner. Thank God then that the food at Lardo was so spectacular, we saw this raging heat more as a cosy teleportation to a baking Italian holiday town, rather than a nuisance. Lardo opened a short while ago just off London fields, and has been gathering rave reviews over the past month, of course we had to pop down and try it for ourselves. The first thing to flag up is the area. A restaurant of this quality, this far out from the usual east London restaurant hub of Shoreditch and Smithfield hints at quite how far the gentrification of the east has spread. The fact that is it practically the first of its kind this far away from the normal higher-end eatery gives it a back alley New York kind of feel and the decor fits this image perfectly ? with bare walls, scaffolding set up for shelves and the wonderfully constructed gigantic, mirrored, heat expelling oven. Walking out like overly stuffed, overly wined Michelin men into the clammy heat of London fields kept the relaxed holiday feel going long after we left the restaurant.

So onto the meal.?We kicked off with a superbly refreshing Albi cocktail (as God knows we needed it) from a short, but sweet menu of three, which combined apricot, aperol and one of our favourite wines, Riesling. The syrupy, intensely sweet cocktail added to the boozy holiday feel, and kicked off the strong flavours that followed nicely. Rather than sit about all watery in the glass towards the bottom, the thick quality of the drink held its own and had to be practically dragged away from us to prevent us from sticking our tongues, bear-to-honey-like, right into the bottom of the glass. It was so delicious that we chose to accompany the meal with their full-blown bottle of Riesling, much sweeter and fuller than most Rieslings, but again, heavy enough to complement the rich variety of flavours in the food.

Far from being your bog standard pizzeria, Lardo splits the menu into small sharing dishes, all costing around the ?5-6 ?mark, and then there?s a list of highly imaginative pizzas with quality toppings. Dishes were brought out to us, as and when they were ready, which makes for a full, but relaxed dining experience of each dish. We started with panzanella, a gooey mix of bread and juicy tomatoes and such beautifully smoked swordfish that it tasted somewhere between smoked ham and octopus, which we could have probably happily just munched away at until we were kicked out of the restaurant. That was followed up with chilli and lemon calamari ?served as the most miniature squids we have ever seen, whole. These were incredibly moreish and delicately cooked, and we gobbled them down like they were a bowl of nuts, rather than a group of tiny sea creatures who had given up their lives to go down our cake holes.

The final small dish we picked was fregola; clams and chilli, with just enough chilli to give the dish a kick, but not too overpowering that the flavour of the clams or the tomatoey sauce was lost. These too were absolutely delicious and we would have happily consumed them as a gigantic main course.?By the time the pizza arrived ? a courgette flower, goat?s curd and anchovy concoction on a paper-thin, wonderfully crisp base ? we were almost too stuffed and boozed to handle it. But we rolled up our sleeves and handle it we did. There was no tomato sauce, which thankfully made it a lighter accompaniment to the rest of the dishes than your standard pizzeria pizza and could just have easily have been eaten as a bread accompaniment to the rest of the food. We aren?t quite sure show we did it (although or cankles were looking a little more swollen than usual), but we managed to make enough room to order not one, but two deserts to share. It would have been rude not to. The peach gelati with biscotti was both delicately peachy and had a light enough texture that it didn?t feel too heavy, and the tart of the day, almond and berries took us back to our mum?s wonderful summery baking. All in all, we left with big, drunken, full-up smiles on our faces and would recommend this restaurant to anyone and everyone.

Developer battles big-box retail ban in Falmouth ? Business ...

FALMOUTH, Maine ? Two weeks after protesting what he called a ?hastily and arbitrarily conceived? proposed zoning amendment that would prevent big-box retail development along U.S. Route 1, shopping center developer Ben Devine sat down with town councilors to try to work out a compromise.

At the invitation of the Town Council?s Community Development Committee, Devine met with CDC members and town staff on Monday to discuss the amendment?s cap on the size of commercial developments.

On Aug. 7, Devine submitted a letter to councilors and staff urging them to withdraw the amendment, which would limit the footprint of most new or expanded properties to 30,000 square feet.

Devine heads a real estate development firm that is partnering to acquire the Falmouth Shopping Center in the heart of the town?s Route 1 Business District. The deal is pending.

He also owns interests in 20 other New England retail complexes. They include Falmouth Plaza, home of the town?s only big-box store, a Walmart that is now expanding in size from 92,000 to 124,000 square feet.

Devine called the 30,000-square-foot limit ?not workable? and said it would ?kick out a whole viable section of [potential] real estate.? For example, a new medical office might require a ground-floor area of 50,000 to 70,000 square feet, he said.

Removing the footprint cap would attract such tenants, but not open up the shopping center to the kind of development found at the Maine Mall in South Portland, Devine said.

?The bloom is off the rose for big-box development,? he said. ?The reality is [in Falmouth], those companies aren?t coming.?

The CDC has considered larger caps, including one earlier this year that would have limited new single-tenant buildings to a footprint of 90,000 square feet.

Regardless of the exact size, a footprint cap was always part of the zoning changes envisioned for the Route 1 corridor, one CDC member, Councilor Teresa Pierce, said.

The town is considering the changes, as well as infrastructure improvements, in its 10-year attempt to reinvent the district as a pedestrian-friendly ?village? of small shops and mixed-use buildings.

?We?ve been working on [the zoning amendment] for quite a while, and the time for action is now,? Pierce said.

Devine, councilors and town staff pored over a map of the existing shopping center and discussed alternative solutions to the zoning dilemma, including allowing new uses for the former Shaw?s supermarket space and making zoning exceptions for specific development projects.

But such exceptions can be ?hard to navigate,? Devine said, because prospective tenants and lenders would be skeptical of a development whose size was tightly controlled, even with the understanding that exceptions would be made.

?We need flexibility. The Falmouth Shopping Center currently doesn?t have the flexibility to survive,? he said. ?We don?t know what direction the shopping center is going to take.?

Devine repeated a pledge that his firm, Devine Capital, and partner W.P Realty, have no plans to bring a big-box tenant to the shopping center if the sale is completed. But councilors noted that earlier in the meeting he had said adding a 90,000-square-foot tenant would be ?the best thing for the shopping center.?

The CDC chairwoman, Councilor Bonny Rodden, said Devine was ?disingenuous, and saying a lot of different things.?

Still, she said, the CDC is ?willing to continue to talk? with him.

Pierce added, ?At the end of the day, the town wants a plan that works for developers today, but also for the next 50 years.?

"She told me, 'Blacker, Jordan -- c'mon, blacker. I thought you were black,'" Shumate said.

    The 2012 ICAAC Young Investigator Award designated for a researcher working in the area of HIV has been bestowed upon Mario L. Santiago, Ph.D., Division of Infectious Diseases, University of Colorado, Denver. Santiago is honored for his varied work in virology, from field-based HIV epidemiology studies to manipulating innate immunity in his efforts to explore innovative new ways to approach the challenge of the HIV vaccine. "Already at this early stage of his career, Santiago is demonstrating that he is one of the upcoming leaders in the field of retroviral resistance genes and their fascinating mechanisms of action," explains Kim Hasenkrug, Rocky Mountain Laboratories, NIAID.

    Santiago graduated from the University of the Philippines magna cum laude with a BS in Molecular Biology and Biotechnology. He then worked on schistosome and malaria vaccines as part of the NIH-sponsored Tropical Medicine Research Center in the Philippines and on HIV-1 molecular epidemiology as a Fogarty AIDS International Research fellow at Brown University. Santiago went on to receive his Ph.D. in Microbiology under Beatrice Hahn at the University of Alabama-Birmingham, where he developed noninvasive methods to detect Simian Immunodeficiency Virus in wild nonhuman primates, eventually leading to the discovery of the origins of HIV-1 and HIV-2 in wild chimpanzees and sooty mangabeys, respectively. "During his tenure, he painstakingly designed, tested and optimized strategies to noninvasively screen fecal and urine samples from wild monkeys and great apes for simian immunodeficiency viruses, which aided in our breakthrough understanding of the origins of HIV-1 and HIV-2," explains Hahn. "These findings resulted in fascinating high-profile publications and have revolutionized our perspective on the AIDS pandemic."

    After receiving his Ph.D., Santiago completed two postdoctoral fellowships, first at the University of Alabama-Birmingham, then at the Gladstone Institute for Virology and Immunology at the University of California, San Francisco, where he discovered that a long-sought classical resistance gene that modulates the retrovirus-specific neutralizing antibody response known as Rfv3 corresponds to an innate immunity gene known as APOBEC3. In 2006, Santiago reached out to Hasenkrug to collaborate: "he emailed me with the hypothesis that a retroviral resistance gene that I had mapped (Rfv3), might be Apobec3. He trained briefly in my lab, learned the mouse retrovirus model very quickly, and in short order had the model working at the Gladstone Institute. He has pushed this research forward, innovating new techniques and technologies, and has opened the door to a very exciting and highly competitive research area."

    In 2009, Santiago joined the Division of Infectious Diseases at the University of Colorado Denver-Anschutz Medical Campus. There he continues his work on the interplay between innate retroviral restriction and adaptive immunity in mice, monkeys and humans, with a conceptual focus on HIV vaccine development, host genetics of retrovirus resistance, and interferon-based antiretroviral therapy. He currently supervises a post-doctoral fellow and three graduate students from the Immunology and Microbiology programs, where he holds adjunct appointments.

    Santiago's scientific contributions have been published in prominent journals that include Science, Nature, Cell, PNAS, PLoS Pathogens, and The Journal of Virology. "Santiago's recent work on the function of human Apobec3 has helped delineate potential genetic mechanisms behind the production of neutralizing antibodies to HIV, which are critical to preventing HIV infection," says nominator Thomas Campbell, University of Colorado, Denver. "His research findings will help to inform the discovery of HIV drugs and vaccines." He concludes, "Santiago's outstanding achievements attest to his creativity and collegiality, and his exceptional ability to successfully accomplish innovative, cutting-edge research in retrovirology."

    Hank Williams Jr. is giving the encore no one really asked for.?The country star, who caused a stir last year by?comparing President Barack Obama to Hitler, unleashed more sensational criticism of the Commander in Chief at the Iowa State Fair Friday.

    According to the Des Moines Register Williams told the crowd: "We've got a Muslim president who hates farming, hates the military, hates the U.S. and we hate him!"

    The controversial comments went over well with the crowd, which responded with cheers.

    Williams has a history of speaking his mind about Obama. Last year, ESPN dropped Williams? ?All My Rowdy Friends? from its Monday Night Football broadcast after he appeared on Fox & Friends and criticized House Speaker John Boehner for playing golf with the president, calling it "one of the biggest political mistakes ever."

    "It's like Hitler playing golf with (Israel Prime Minister Benjamin) Netanyahu," he said.

    Last month, Williams again hammered at the president by releasing a politically charged album, "Old School, New Rules."

    ?Hey Barack pack your bags, head to Chicago, take your teleprompter with you so you'll know where to go, ? Williams sings on the track ?Take Back Our Country.?

    When the album was released, Williams said he didn?t mind if people didn?t agree with the album?s political message.

    ?If you like it, fine; if you don't, great.... People everywhere from New York to California can't take it anymore, and they are ready for a change."

    Williams isn?t the only musician to speak out about politics in colorful ways this month. Megadeth singer Dave Mustaine claimed Obama staged the July shooting in Aurora, Colo. as part of a secret, anti-gun agenda.

    Rage Against the Machine guitarist Tom Morello slammed presidential candidate Mitt Romney?s vp pick,?Paul Ryan, as ?clueless."? Romney also had trouble from indie rockers Silversun Pickups, who mocked his campaign for using one of their songs without permission.

    Six Sisters' Stuff: Slow Cooker Creamy Mashed Potatoes

    These mashed potatoes were seriously some of the creamiest and most flavorful that I have ever had. I think that my letting them slow cook for a couple of hours, the flavors have time to really soak in and they are delicious. My family raved about them all week. I will definitely be using this recipe for Thanksgiving- it would be so nice to make the potatoes earlier in the day and know that they will be perfect by dinner time!


    Slow Cooker Creamy Mashed Potatoes
    Ingredients:
    5 pounds red potatoes, cut into chunks
    1 tablespoon minced garlic, or to taste
    3 cubes chicken bouillon
    1 (8 ounce) container sour cream (lite or fat-free is fine)
    1 (8 ounce) package cream cheese, softened (lite or fat-free is fine)
    1/4 cup butter
    salt and pepper to taste

    Directions:
    In a large pot of lightly salted boiling water, cook the potatoes, garlic, and bouillon until potatoes are tender but firm (about 15 minutes). Drain, reserving water. In a bowl, mash potatoes with sour cream and cream cheese, adding reserved water as needed to attain desired consistency.
    Transfer the potato mixture to a slow cooker, cover, and cook on Low for 2 to 3 hours. Just before serving, stir in butter and season with salt and pepper to taste.?
