What You Need To Know About Renting Commercial Space | Tic ...

Purchasing commercial real estate requires new strategies and a different knowledge base compared to buying residential properties. The following tips will assist you in making the best commercial real estate purchases.

Try to aim large when considering commercial real estate property. You will want to do this because it is not any harder to take care of a bigger building than a smaller one, and it will cost you less in the long run.

List your real estate at a realistic price. The value of your property is determined by an entire series of different factors.

It is important to understand that each property has a valuable life. You have the potential of making a huge mistake by ignoring the fact that you might have to spend money in order to maintain the property. The building may need repairs or updates to its systems. Every building will eventually need upgrades and repairs, and some need them more than others. Make sure all these repairs are included in a long-term plan for the property.

TIP! A letter of intent should be kept simple by focusing on larger issues and leaving smaller issues to negotiate later. This will make the negotiations faster and less tense, and it will also cause the lesser issues to be completed easier.

Use your blog to establish an expert reputation. This can help you find people to buy what you have for sale or even those who will lease space.

There are real estate brokers who deal exclusively with commercial investments. Agents that work with tenants and landlords both are called full service brokers. There are also agents that only represent tenants. Consider hiring a broker who only works with tenants. This type of broker may have more experience with helping tenants successfully enter the commercial real estate market.

Before you begin your search for the perfect commercial property, have a clear picture of your needs. Features like square footage or restrooms should be predetermined to make the process easier.

TIP! Consider any tax benefits you?ll receive through a commercial real estate investment. Investors may receive interest rate deductions as well as depreciation benefits.

Do a walk-through of each property on your short list. Look into having a professional contractor accompany you as you take a look at the properties you?ve been thinking about purchasing. Once you have all the details, start drafting proposals and enter negotiations with the seller. Before making any commitment, you should carefully evaluate each offer and counteroffer.

If you are novice investor, you should start off with just one single type of investment. Pick out a single property type that you would enjoy starting with and only pay attention to it. It?s better to be very good at one particular type of real estate than to be okay at a lot of different types.

There are a lot of ways to save money on repair costs when it comes to property cleanup. Typically you are only required to pay for the cleanup costs if you own a piece of the property. The price of disposing environmental waste can cost a fortune. Consider contacting an environmental assessment company to provide you with an environmental report. The expense may be offset by what is discovered.

Experts recommend buying a large apartment complex, one with more than ten apartments. They say the small ones not only produce less income, but also can be more troublesome. Don?t take this as a hard-and-fast rule, though. Your research might reveal that a five-unit property is a true gem.

TIP! Be clear about how much square footage is available. There are two ways of measuring commercial real estate property.

Bigger is better when you are thinking of purchasing commercial real estate. If you were considering purchasing a five-unit building, recognize that managing fifty units is no more difficult than five. You must get commercial financing for any commercial venture, whether 5 units or 50 or more. The more units you finance, the less cost per unit!

When buying commercial property, think about the socioeconomic status of the neighborhood around the building. A business located in a well-to-do neighborhood might be more successful, since the potential customers will be able to spend more. On the other hand, if you are going to offer a product or service more popular with working class individuals, a less affluent neighborhood might be a better choice.

It should now be apparent that you need to consider any commercial real estate transaction from multiple angles. Utilize the advice given to you in this article to obtain the best deal that you can. Following this article will help ensure that your investment fulfills all of your

Both local and non-local advertising of your commercial real estate property will be beneficial to you. Many people only think locals will buy their property, and that?s a mistake. In fact, the interest level can expand far beyond the local scene as private investors expand their interest. These investors are searching for affordable property and may be interested in yours.

TIP! Locate the right financing first. There are major differences between commercial and residential loans.

?Fatherneed,? by Kyle Pruett | Feet and Knees Together

?Fatherneed,? by Kyle Pruett, is a fairly comprehensive book on the father?s role in raising children.? Early on, Pruett establishes that he does not feel either parent is more essential than the other.? He also clearly states that single parents can raise productive members of society.? His main focus is to demonstrate the more general advantages to having the father active in parenting.?

In the first two chapters, he notes that fathers tend to play differently with the children than the mothers.? A father is less likely to use toys when playing and will allow a child to get more frustrated with an activity before intervening in some way.? A father is also less likely to shame a child (his words).? Some of the results of this style of parenting are a greater ability to problem solve, a willingness to wait their turn, and to try new things.? Fathers also don?t change their speech much when dealing with infants or toddlers.? Looking back, I know I specifically refused to ?baby talk,? but I thought it was not only ridiculous for an adult male to engage in it, but also because I had heard enough children with poor vocabulary, enunciation and pronunciation skills that I couldn?t see any reason not to talk to them normally.

In chapter two, he notes one study:

?[The study] notes that boys with strong father identification scored higher on measures of internal control and conformity to rules; those with weaker feelings of paternal identification had more trouble with moral judgments and nonconformity.?

I suppose we don?t need to look much further than the plight of inner cities.? ?The studies on single-parenting and crime are always politically charged.? Having seen politics win out over findings at Corrections, I?m very wary of trusting findings at face value.?

When discussing emotional vulnerability, he references a study by Vicky Phare and summarizes something particularly relevant to my situation:

?DEPRESSION: Stronger links were found between childhood depression and maternal depression than were found to paternal depression.?

My ex was twice diagnosed with depression and trice took herself off meds without doctor?s consent or knowledge.? My oldest son has been diagnosed with depression.? To this day, she insists I am a depressed personality, despite her medical history and the absence of indicators in my behavior.?

Chapter three discusses single fatherhood.? I don?t have much to say on the matter.? My boys were in an intact and (relatively) stable house for the first ten years or so of their lives.? He did note an interesting longitudinal study about dads as primary caregivers.? He noted that two of the marriages that foundered and later divorced went into the pregnancy with the expectation of the father as primary caregiver.? Read this quote from the mother and tell me this isn?t a symptom of hypergamy:

?Derek, no matter how hard he tried, could never make me feel as loved as he did our kids.?

He was not her leader.? He was a good enough guy (she relates that they stayed friends), so it?s not as if there was abuse or neglect.? No, she just didn?t have the tingle anymore, so she divorced.

Chapter Four is actually pretty interesting.? He shifts gears from the typical review of literature and studies and gives men different checklists.? I have to admit, the format (checklists) works for me.? With each stage of child development (infancy, toddler, preschool, grade school, adolescence, and young adult), he gives pointers in categories: Prepare your emotions, prepare your skills, prepare your marriage, prepare your nest.? Not every category is present for each stage.? I read the years I am in (grade school, adolescence) and his pointers are worth checking out.? It?s still advice in a very general scope and nothing really eye-opening for me.? I don?t think I?m a particularly engaged dad, though maybe I am since the topic is enough to get me to read lots of books about it and blog about it.? I just don?t feel like I am as engaged as I could be.?

The next chapter was a little disappointing.? In leading up to this chapter on divorce, Pruett seemed to clearly communicate meaningful messages not typically voiced.? Here, he simply recounts conventional wisdom and doesn?t advance the ball down the field all that much.? I did find a particularly interesting paragraph:

?Boys tend to take the biggest hit postdivorce when relationships and events don?t go well.? Self-control, sleep, and motivation seem to suffer, especially when boys remain with their mothers following contentious custody battles.? Even six years down the road, according to Shirley Hanson?s research on divorcing families, boys experience reactive depression, social incompetence, and acting out behaviors.? These effects are often ameliorated, however, if a good joint custody arrangement allows the boys ample time in a good quality connection with his father.? Intriguingly, boys in such effective joint custody arrangements do not differ significantly from sons of happily married couples.?

Let?s see.? One son is diagnosed with depression?check.? The younger son is seeing ENT doctors and specialists for his sleeping disorder?check.? Silver lining is that if fathers fight for joint custody and bury the bones of disagreement with the ex, the boys can be okay.?

I admit I skimmed over the next couple chapters.? He went into a little detail about fathering differences in ethnic subcultures in the US (black, Hispanic, Asian, etc).? It didn?t strike me as particularly in depth, so I wasn?t sure what could be learned from it.? He also gives some parenting tips to single women.? So, if you?re a single mom, he hasn?t left you out of the advice loop.?

He finishes out the book with a couple chapters on what the man can gain from fatherhood and ultimately refocuses that the end result of all the clamor and fuss is healthy children.? You can shake the box in circles or in random directions.? If your goal is to be engaged with your children, your children will be better off.

Overall, the book was fairly informative and helpful.? Guys who don?t make stuff like this their hobby as they await the courts? decision ending their marriage can find some useful tips.? He?s not decidedly MRA or feminist, though I can imagine a feminist stomach tightening over some comments.? Worth the price?? I paid about $8 with S&H.? I?ll probably re-gift it, but think it?s worth checking out of the library.

IP Basics with Wiggin LLP ? OpenBusiness

Last night we had the pleasure of hosting our penultimate event in the Online Business Essential Clinics series way up high in the Wiggin LLP offices off Tottenham Court Road. Law firms do tend to have access to some very scenic backdrops of the city!

Wiggin LLP is a boutique firm of solicitors specialising in the media and technology sectors and we were lucky enough to have three experts in their field from the firm on hand; Ciaran Hickey (Senior Associate, Corporate), David Deakin (Consultant, Digital Media Group) and Gurminder Panesar (Solicitor, Technology). Over the course of the evening they took the group through a solid overview of the key Intellectual Property Rights (IPRs) involved when starting a technology company, ie; trademarks, copyright and patents, highlighting important considerations and impressing why it is vital to have all your legal ducks in a row.

From a lay person?s perspective this area is a potential minefield, there are lots of legal snags that can come back to haunt you if you are not conscientious from the outset. I find this especially true for start-ups as they are, in large part, inventors, and so it?s the expression of the idea that creates worth, in not owing this in full you are risking the valuation of the company. A few examples of fearful situations would be;

  • Early stage businesses without trademark registrations are vulnerable to copy-cat brands.
  • Registering a trademark can help highlight any conflict you may have with pre-existing registrations. If done early you can avoid cost of having to re-brand.
  • If you only register your trademark in the UK it can be copied by others registered in non-EU countries.
  • If your domain is registered by an individual who has left the company it can be costly to re-register if they decide it?s worth some money in return. (A common problem!)
  • Patents for inventions are hard to get as the criteria is not easy to satisfy and the application process can be lengthy and sometimes costly.
  • When a VC is considering investing in a business it will generally look at their IPRs (Intellectual Property Rights) as part of due diligence, if these are not secure it will greatly affect their decision to move forward.

I will say that this is not an exhaustive task, if you approach it in a thoughtful manner from the outset and seek some level of advice (whether that be through personal research or by asking a professional), you can continue with a piece of mind.

If you?d like to learn more about the topic Wiggin have supplied their slides in full here.

Oz in line with Chinese growth - or the Death Star

A China watcher with plenty of skin in the Beijing game put it thus: ?Q3 GDP could be the most hotly awaited number in the history of the universe, or at least since the range of the Death Star's Planet Destroyer was calculated.?

It could fill an idle quarter hour applying Star Wars identities to various players in our present markets, but while that statistic will loom ominously large over our world the closer we get to it, I can't quite see it as a death ray when we've already priced in disappointment. (With her hair in ear muff buns, Gina Rinehart as Princess Leia? Let's not go there.)

In the market's usual effort to predict the future, the forces of gloom are dominating with their scenario of a disastrous China slowdown coming on top of Europe's decay and whatever is happening in the US. However, the popularity of forecasts doesn't necessarily correlate with their probability of being right, or even how well the forecast fits all the available facts.

China is not growing as quickly as it used to, and growth slipped a little further in the June quarter than Beijing would have liked it to. The first hurdle to get over with the China bears is that it is an entirely desirable thing that China no longer aspires to double-digit growth, that as the world's second biggest economy becomes the world's biggest economy in a few years, its growth rate must slow further. A rate of 7 per cent as this decade matures would be a wonderful and quite astounding thing.

Regarding the second hurdle, the June quarter figure, the cadres are working on it. There's something of a promise that June will be the bottom on China's soft landing with stimulus ranging from lower interest rates to increased railway spending expected to gently raise annual growth closer to 8 per cent from the latest 7.6 reading.

That promise will build anxious anticipation about the September quarter GDP, the importance magnified by the realisation that China is carrying our world's growth hopes. The share prices of Australian iron ore miners yesterday indicated there's already plenty of doubt, but the reaction to a lack of improvement in three months' time would be worse.

So between now and then, all manner of indicators will be subjected to magnifying glasses and plenty of old adages about the Chinese economy will be trotted out.

On that first point, a submission by Barclays analyst Kieran Davies therefore makes interesting reading in light of this week's strong iron ore production numbers.

That record amounts were successfully dug up, sold and shipped should question the credibility of some of the more pessimistic opinions that have been promoted this year. Yes, prices have come off a bit, but only to what they were a few months ago and they are still high on any historical basis once the peak of the pre-GFC bubble is discounted. The neat thing for Australia is that as the cause-and-effect of increased production and reduced prices plays out, we still end up receiving a couple of hundred billion dollars for the stuff.

Davies' latest research suggests it is the Australian export performance, rather than Chinese trade figures, that tells the more reliable story about what has been happening:

The market is paying more attention to Chinese trade data to gain insight into the demand for Australian commodities. While the Chinese data are timely, we find that Chinese imports from Australia do not line up with Australian exports to China, either in level terms or growth rates. We believe this means the strength in Australian exports is likely giving a more reliable signal than the slowdown in Chinese imports.

For iron ore volumes, however, Australian exports lead Chinese imports by about a month (Australia is the world's largest exporter of iron ore and China is Australia's biggest customer). Volumes remain strong, unlike 2008-09, when they briefly halved. Export prices have adjusted, though, down about 20 per cent versus a roughly 50 per cent drop in 2008-09, with spot prices falling recently.

This suggests that Chinese demand for Australian commodities is holding up, but has slowed compared with last year. It also cautions against relying on Chinese trade data as a quick update on commodity demand. In our view, it is better to look at the more detailed volume data from the Australian side.

And that more detailed volume data is holding up.

On the latter matter of out-dated adages, the impact of Europe's recession on China continues to be exaggerated by a mindset that still thinks the Chinese economy is primarily export driven (it's not and hasn't been for several years) and that Europe is China's biggest and most crucial market. China has been intentionally diversifying its markets for more than a decade and, as previously noted, the emerging world buys more than twice as much Chinese stuff as Europe does.

There's still an impact, of course. The weakness in the North Atlantic does hurt the growth of Chinese exporters, but that is in the context of a Chinese economy that is attempting to flick the switch towards more consumption, with the similar mixture of job losses in some sectors and job creation in others that we are experiencing.

Comrade Luke is out there, aiming to drop one down the Death Star's exhaust pipe. It will indeed make for gripping viewing over the next three months. Just remember that there is a 1.3 billion-strong force with him.

Hepatitis C may increase deaths from both liver-related and other diseases

Infectious Diseases Society of America

[EMBARGOED FOR JULY 18, 2012] In a long-term study of people infected with the hepatitis C virus (HCV), researchers found increased deaths from both liver-related and non-liver related diseases in patients with active infections who had not cleared their infection.

The study, published in the Journal of Infectious Diseases and available online, found increased mortality in patients with chronic HCV infectionthat is, with detectable levels of HCV genetic material, or RNA, in their bloodsuggesting that chronic HCV infections, even in people who have no symptoms, can lead to increased mortality from liver disease or a variety of other causes. The findings highlight the importance of people getting tested for HCV antibodies and for active HCV infectionand of evaluating patients for antiviral treatment when they are found to have an active HCV infection, even when they feel well.

HCV infects more than 170 million people globally and has been shown to cause such liver diseases as cirrhosis and hepatocellular carcinoma. Many infected patients have no symptoms and are not aware of infection until after irreversible liver disease has occurred. In addition, several diseases not related to the liver have been linked to HCV. However, nearly two-thirds of patients can be cured of their HCV infection with currently available antiviral therapy.

Chien-Jen Chen, ScD, and researchers from the Genomic Research Center in Taipei, Taiwan, enrolled more than 23,000 adults in Taiwan in their study and followed them from 1991 to 2008. Blood samples were collected at study entry and at follow-up health examinations. Researchers found increased mortality from liver- and non-liver-related diseasesincluding cancers of the esophagus, prostate, and thyroid, as well as circulatory and renal diseasesamong those infected with HCV. Mortality was higher in HCV-infected participants with detectable serum levels of HCV RNA, indicating they had active infections; subjects with previous infections who only had HCV antibodies, but not HCV RNA, in their blood did not have increased mortality on follow-up.

According to Dr. Chen, "The findings implied that the serum HCV RNA level is an important marker for clinical decisions in the management of HCV-infected patients." Dr. Chen suggested that HCV-infected patients may benefit from treatment with antiviral and immunomodulating agents to promote viral clearance.

The investigators concluded that their findings have significant implications for clinical practice and public healthnamely, that individuals seropositive for HCV RNA should be followed intensively and urged to be evaluated for antiviral therapy. In addition, they noted, testing to determine serum HCV RNA level by a sensitive assay is essential for clinical management of HCV-infected patients.

Dr. Chen and his colleagues cautioned that some non-liver-related diseases are too rare to accurately determine their risk in connection with HCV infection. They suggested that a collaborative study with a large sample size would be needed in order to further investigate the full spectrum of diseases associated with HCV.

In an accompanying editorial, Kenrad E. Nelson, MD, of Johns Hopkins University in Baltimore, noted that overall mortality was significantly increased from liver-related and other causes compared to uninfected patients from the same communities in the study. The findings indicate that, although some who are infected with HCV can cure their infection without treatment, most people who are infected and who have no symptoms develop chronic infections and are at increased risk of death from HCV, Dr. Nelson said.

Many patients with HCV infection go undiagnosed, and among those whose infection is detected, "few are medically evaluated and effectively treated," Dr. Nelson added. Although treatment for HCV infection is improving dramatically, he noted, a significant reduction in HCV-related mortality will require that screening measures are greatly expanded.

Fast Facts:

  1. Overall mortality in patients infected with hepatitis C virus (HCV) was significantly increased from both liver-related and other diseases compared to uninfected patients from the same communities.
  2. Compared to people who had never been infected with HCV, mortality was higher in HCV-infected patients with detectable levels of HCV RNA in their blood on follow-up, but not in patients with inactive infectionsthose who were positive for HCV antibodies but whose blood was free of HCV RNA.
  3. Diseases not related to the liver that were observed in this study included cancers of the esophagus, prostate, and thyroid, and circulatory and renal diseases.
  4. Most people with chronic HCV infection don't know they are infected because the infection is often without symptoms. However, chronic HCV can be curable with treatment, so people should be screened and considered for treatment if they have chronic HCV infection.
